Do I need a permit?
Since 1 January 2024 the Omgevingswet (Environment and Planning Act) has been in force. Many renovations inside the home do not require a permit, such as a new kitchen, bathroom or floor. For a roof extension, a larger extension or altering a load-bearing wall, an environmental permit (omgevingsvergunning) is often required, or at the very least you must demonstrate structural safety.
How to find out
- Do the permit check on the Omgevingsloket, the government's online permit portal (omgevingswet.overheid.nl), using your address.
- Check your municipality's environmental plan and whether your home is in a protected townscape or village area, especially in Amsterdam and Haarlem.
- Structural changes require a structural calculation, even if no permit is needed.
- Do you live in an apartment? Then you usually also need permission from the VvE (homeowners' association).
